(a)      Wall - Internal

           i.             Living / Dining, Hall, Bedrooms, Family Area, Household Shelter (HS) and other areas:  Cement & sand plaster and/or skim coating with emulsion paint.

          ii.             Master Bath, Bath 2 and Bath 3:  Stone-look homogeneous porcelain tiles laid up to false ceiling height and on exposed surfaces only.

        iii.               Kitchen:  Marble/steel backsplash, other surfaces cement & sand plaster with emulsion paint on exposed surfaces only and/ or frameless glass.

 

(b)   Wall - External:  Cement & sand plaster and skim coating or rough render with emulsion paint.

 

(c)   Floor - Internal

           i.               Living/ Dining:  Beige limestone tiles.

          ii.               Master Bath, Bath 2 and Bath 3:  Stone-look homogeneous porcelain tiles.

(i)         Swimming Pool/ Jacuzzi pool:  Selected vetrified mosaic tile.

(ii)       Terrace:  Timber Deck (and homogeneous tiles and pebblewash for corner units)

Notes:

(i)         Marble & limestone

Marble and limestone are natural stone materials containing veins with tonality differences.  There will be colour and marking caused by their complex mineral composition and incorporated impurities. While such materials can be pre-selected before installation, this non-conformity cannot be totally avoided.  Limestone tiles are pre-finished before laying and care has been taken for their installation.  Hence cannot be re-polished after installation.  Some differences may be felt at the joints.

 

(ii)       Timber

Timber is a natural material containing veins and tonal differences.  Thus it is not possible to achieve total consistency of colour and grain in its selection and installation.

 

7           WINDOWS

Powder coated aluminium frame windows with clear glass.

 

8           DOORS

(a)      (i) .Basement Entrance:  Approved fire-rated timber veneer door.

       (ii) Kitchen:  Powder coated aluminum frames glass door to external and frameless glass door to dining/living area.

      (iii) Bedrooms and Bathrooms:  Hollow core timber veneer doors and/ or powder coated aluminium sliding or swing glass door.

      (iv) Household Shelter (HS):  Proprietary blast proof doors as approved by authorities.

 

(b)      Ironmongery – Stainless steel lockset to all timber doors.

The Purchaser is liable to pay annual fee, subscription fee and such other fees to the Singapore Cable Vision Pte Ltd (SCV) or any other relevant authorities.  The Vendor is not responsible to make arrangements with SCV for the service connection for subscription for SCV subscription channels.

 

2)        Warranties

Where warranties are given by the manufacturers and/ or contractors and/ or suppliers of any of the equipment and/ or appliances installed by the Vendor at the Unit, the Vendor shall assign to the Purchaser such warranties at the time when possession of the Unit is delivered to the Purchaser.

 

3)        Layout/ Location of kitchen cabinets and fan coil units are subjected to Architect’s sole discretion and final design.
